Now is The Time to Buy .... Here are a Few Things to Consider.

First–Time Home Buyer Tax Credit
.

8,000 home buyer tax credit at a glance.

This is a tax credit and does not have to be repaid.

The $8,000 tax credit is the maximum amount you can receive. The tax credit is based on 10 percent of the home's purchase price.

This tax credit is available for a home purchased on or after January 1, 2009 and before December 1, 2009.

Married couples with an income up to $150,000 and single taxpayers with income up to $75,000 qualify for this credit.

Some people are under the impression if they have owned a home before this does not apply to them. Wrong: The IRS considers a first time home buyer as someone who has not owned a principal residence during a three year period prior to the purchase.

What is Considered a Lasting Value to Look for, According to The National Association of Realtors.

Central Air Conditioning, garage with two or more spaces.

Walk-in closed in master bedroom, separate shower in master bath.

High-speed Internet access, cable/satellite TV-ready.

Patio, backyard play area, and fencing.

Home newer than 10 years old.

Three Reasons Why Owning a Home is the Smart Thing to do in "today´s market"

First: A home is more than a shelter. Its sort of a savings account. Each month a portion of your payment goes towards the principal to build equity in your home. During the first years of owning your house most of your payment goes towards interest. Over time this turns around and your equity growth will begin to accelerate.

Second: Over the long term According to the National Association of Home Builders. U.S. home prices have always appreciated between 5-6 percent annually. Despite periodic market downturns owning a home is a solid financial investment.

Third: Mortgage interest and property taxes can be deducted from your gross income, which will reduce your taxable income. This will do one of two things either increase the amount of taxes you will get back or lower the amount you will owe to the IRS. Either way it's a win-win situation.
